Additional guests aged 18 and over pay a surcharge of €15 per night
The prices listed are per day and per apartment
We offer the following discounts for our younger guests:
– Children aged 0 to 4 years stay free of charge
– Children aged 5 to 13 years pay €10 per person per day
– Children aged 14 to 17 years pay €12 per person per day
Local tax: Since January 1st, 2014, we are required to charge a local tax of €2 per person and night for all guests aged 14 and over. This local tax helps to maintain local infrastructure and services and supports the organization of cultural and sporting events in the region. The local tax is included in the final invoice.

Daily Bread Service – Fresh bread every day from the local bakery Gasser. Orders can be placed until 2:00 p.m. the day before (excluding weekends). Pick-up is directly at the bakery or, for a weekly surcharge of €15, we are happy to deliver it to the farm for you.
Farm Products such as fresh milk, eggs, jams, syrups, and honey from our own beekeeping are available for purchase directly at the farm.
Laundry Service – Available upon request: €5 per washing cycle, €5 per drying cycle.
New from 2025: Charging station for electric cars.

The reservation occurs via email and is valid as soon as the deposit of 10 % of the total price of your stay has been paid.

On the day of arrival, you can move into your apartment at 2.00 pm; on the day of departure, we kindly ask you to leave the apartment not later than 10.00 am.
Out of respect for our furniture and subsequent guests, we do not accept any pets.

We grant you the following cancellation conditions.

Cancellation possible with no charge up to 2 months before arrival. (Except deposit). After that, we charge 50% of the booked arrangement.
In case of delayed arrival, early departure or non-appearance, we have to charge a 100% cancellation penalty.

Upon completion of the accommodation contract, the Südtirol Alto Adige Guest Pass (consequently Guest Pass) will be issued to the guest, which according to the decision of the South Tyrolean regional government No. 732/2022, is valid for the entire duration of their stay as well as from 0:00 on the day of arrival unto 24:00 on the day of departure.
The Guest Pass includes the use of all public transport within the “südtirolmobil” network area as well as additional services, which vary depending on the tourism organization. Detailed information can be found at: suedtirol-guestpass.info
The sole entity carrying the Guest Pass in South Tyrol is the Mobilitätskonsortium, appointed as the unified coordination point in accordance with the above decision of the South Tyrolean regional government by the Provincial Association of Tourism Organizations of South Tyrol on November 16, 2022.The details of the additional services associated with the Guest Pass and the conditions of use of the Guest Pass are communicated by the third party responsible for issuing and managing the Guest Pass.
